Weir Construction Group works as principal contractor on architect-designed homes, luxury new builds in Derbyshire, Passive House and low-energy projects and barn conversions across the Peak District, from Chesterfield and Bakewell into South Sheffield. Our role is to take an ambitious design and deliver it properly on site, without compromising either the architecture or the performance of the building.

An architect’s own
Passive House
This is not simply a home designed by an architect for a client. We are building the architect’s own home, and when the person who drew every detail is also the person who will live in the finished building, every junction and every material matters.
The house is designed around Passive House principles: an exceptionally high-performance airtight envelope combined with mechanical ventilation, underfloor heating, solar PV and carefully considered low-energy systems. A dramatic pitched form is finished in standing-seam zinc to the roof and elevations, with Accoya timber cladding to the gables and carefully selected natural stonework.
Behind the finished architecture sits an enormous amount of technical detailing: the timber-frame structure, airtightness strategy, insulation, junctions, penetrations, windows and cladding interfaces all have to work together. We will leave no stone unturned in achieving the standard this house deserves.

Foundations, steelwork, roofing and load-bearing elements are done once, done right. Every structural element is independently inspected by building control before we proceed.

Tell us what you are building. If drawings exist, send them; if they do not, we will tell you what is needed and who to speak to first.

Site visit with John
We walk the site, discuss access, ground conditions, sequencing and realistic budget ranges before anyone commits to anything.

Detailed fixed quotation
You receive an itemised, fixed-price quotation with a written programme, so you can see exactly what is included and when it happens.

Build, managed properly
Trades, specialists and building control inspections are coordinated to programme, with regular updates and one direct point of contact.

Handover and guarantee
Snagging completed, certificates issued, and your underwritten 10-year structural guarantee registered in your name.

Do you only build architect-designed homes?+
Architect-led new builds, Passive House projects and barn conversions are our specialism, and they are where our detailing experience matters most. We also carry out extensions, structural alterations, refurbishments and commercial fit-outs across Derbyshire; the same directly employed team and the same standards apply to every contract.
Will you work with our own architect and design team?+
Yes. We act as principal contractor alongside your architect, structural engineer and specialist trades, and we are comfortable being brought in early to advise on buildability, sequencing and cost before the design is finalised. Our job is to deliver the architecture as drawn without compromising performance on site.
How accurate are your quotes?+
Quotes are detailed, itemised and fixed. You will never receive an invoice higher than the agreed figure without prior written agreement, and any client-requested change is priced and confirmed in writing before work proceeds.
Who manages the project day to day?+
John. You deal directly with him rather than a call centre or a manager who has never been on a building site, so questions get answered the same day and decisions are made without a chain of hand-offs.
What guarantee do we get?+
Every structural project carries an underwritten, transferable 10-year structural guarantee: a formal commitment that protects the investment even if you later sell the property. We are also FMB accredited, Derbyshire Trusted Trader approved and insured to £10M.
