What happens when a loft conversion is done badly

The most common structural failure is inadequate floor strengthening. Original ceiling joists are sized to carry plasterboard and insulation only, not a bedroom's worth of furniture and people. Skipping proper floor joist strengthening leads to a bouncy or sagging floor, and in the worst cases, ceiling cracking in the room below.

Removing or altering a roof structure to create a dormer without correctly calculated structural support risks the roof spreading or sagging at the eaves, an expensive structural repair, and one building control will not sign off if discovered during inspection. Dormer construction requires forming an opening in the roof structure with correctly sized steel or timber trimmers around the opening, redistributing the load that the removed rafters were carrying. A poorly trimmed opening is the most common cause of roof sagging after a loft conversion.
