What happens when structural work is done without proper design

Removing a load-bearing wall without adequate temporary propping risks a partial or full collapse during the work itself: this is not a theoretical risk, it happens on jobs where corners are cut. Even where nothing collapses on the day, an undersized beam or missing padstone can allow gradual deflection, showing up months later as cracking above the opening, doors that stop closing properly, or a visible sag in the ceiling line.

Underpinning carried out without a proper ground investigation and engineered design can fail to address the actual cause of movement, meaning the problem returns, and by then it's hidden behind new foundations and finishes, making diagnosis and repair far more disruptive and expensive.

Cost escalation on structural work follows a predictable pattern: a defect caught before it's built over costs a fraction of the same defect discovered after decoration, tiling or a new kitchen has gone in on top of it. Materials, methods and technical detail

Structural steel beams are sized by the engineer based on the span, the load from above (roof, floor joists, additional storeys) and the bearing capacity of the walls either side, then supported on concrete or engineering brick padstones sized to spread that load into the masonry below.

Temporary support during wall removal typically uses Acrow props and a needle beam threaded through the wall above the opening, carrying the load either side of where the permanent steel will sit, allowing the wall to be safely removed beneath it.

Underpinning methods vary by ground condition and the cause of movement: traditional mass concrete underpinning in sections, mini-piled underpinning where ground conditions are poor, or resin injection for less severe cases, all specified following a proper ground investigation rather than assumed.

New openings in external walls for larger glazing follow the same principle: a lintel or beam sized to the span and load, with cavity trays and damp-proof detailing maintained across the new opening to keep the wall's weatherproofing intact.

Structural alteration work is carried out for both residential renovations and commercial fit-outs, though load calculations and building control requirements differ between the two.
